LUCKY NUMBER 8!
Legacy by Hillwood will soon demonstrate how thoughtful architectural oversight and community planning create lasting neighborhood value. This is the 8th Hillwood community that will utilize the expertise, services and technology provided by Architectural Plan Review (APR).

This fall, the 700-acre Legacy master planned community in League City will join Bluewood, Harvest, Liberty, Lilyana, Pecan Square, Pomona, and Union Park, in APR’s client portfolio. As was true for the others, the Hillwood-APR partnership highlights how diligence and consistent standards contribute to an environment where residents truly feel at home, while preserving property values for years to come.
A comprehensive architectural plan review process stands at the core of Hillwood’s commitment to quality. The Legacy community will maintain its distinctive Texas Ranch-inspired character through detailed builder plan reviews, exterior color management, and ongoing inspections, creating attractive streetscapes that enhance the neighborhood aesthetic and provide long-term value.
The partnership with Architectural Plan Review (APR) ensures the community upholds standards that benefit both builders and future residents. As Brian Gates, Vice President and Project Manager at Hillwood Communities, notes, “Community standards are upheld for the life of the community.” This commitment to maintaining consistent quality has become a hallmark of Hillwood Communities’ development approach.
Brian says that APR’s collaboration with builders has already proven invaluable for maintaining the development’s vision. Their expertise in exterior aesthetics—especially in an era dominated by the “white” color palette, blending shades of white with gray and beige—ensures a visually cohesive community while still allowing for creativity within defined guidelines. As Legacy continues to develop, the community will need to balance design intensity with smaller lot and product offerings, maintaining quality across diverse housing options.
” APR ENSURES THAT Community standards are upheld for the life of the community.”
–Brian Gates, Legacy by Hillwood
Besides their work with Hillwood, APR’s history collaborating with other reputable developers such as Newland Communities (now Brookfield Residential) in Austin and Houston provided confidence in their ability to navigate the complexities of architectural control.
The APR team provides comprehensive education to builders about the “why” behind community standards. As Brian notes, “Human interaction is a very big part of what we do,” highlighting the personal approach taken with builder relationships. Though this hands-on management may cost a bit more, it represents a solid investment in the community’s overall street scene and long-term value. Brian’s decision to work with APR came from recognizing the value of specialized expertise. Unlike previous attempts to manage architectural control internally, the Legacy team determined that professional oversight would yield better results.
The community of Legacy by Hillwood will demonstrate how careful planning and architectural control create more than just houses—they establish the foundation for a thriving community. Through its partnership with APR, Legacy will maintain its character while evolving to meet residents’ needs, ensuring that it will endure as a premier Houston-area community.
